Greenwich + Lindfield + Dulwich Hill Report Cards

Our latest property spotlight turns to Greenwich on the Lower North Shore, Lindfield on the Upper North Shore, and Dulwich Hill in Sydney’s Inner West.

Greenwich offers a rare blend of harbourside tranquility and city convenience. Tucked on a peninsula overlooking Sydney Harbour, the suburb is prized for its leafy streets, heritage homes, and spectacular water views. Families and professionals are drawn to its village atmosphere, excellent local primary school, and quick access to North Sydney and the CBD via ferry, train, or road. Greenwich Hospital and nearby St Leonards’ transport and retail hub also support strong demand, while downsizers and prestige buyers are increasingly active in the market given the limited supply of quality homes.

Lindfield continues to shine as one of the Upper North Shore’s most sought-after family suburbs. Renowned for its wide, tree-lined streets and elegant Federation and Californian bungalows, the suburb also features contemporary architect-designed homes that appeal to modern buyers. Lindfield’s strong schooling options, including Lindfield Public and proximity to elite private schools, underpin long-term demand. The area benefits from excellent transport links on the North Shore rail line and a growing village centre with cafes, restaurants, and shops. With its balance of heritage charm, community feel, and accessibility, Lindfield remains a top choice for families seeking stability and space.

Dulwich Hill has transformed in recent years into one of the Inner West’s most dynamic lifestyle suburbs. Once known primarily for its federation homes and art deco apartments, Dulwich Hill now combines this heritage with a thriving café and dining scene. The introduction of light rail and improved train services has boosted accessibility, making it popular with young professionals, creatives, and families alike. Strong community ties, multicultural influences, and proximity to Cooks River parklands add to its appeal. With rising demand for both character homes and modern apartments, Dulwich Hill represents a vibrant mix of old and new that continues to attract a broad buyer base.

We explore how these suburbs have performed over the past 12 months, plus the top home and unit sales for July 2025.

Five Fun Facts About Greenwich

1. When the suburb was being settled in the mid-1800s, it became common for new places in Sydney to be named after familiar English locations. Since Sydney’s Greenwich is also a peninsula on the harbour (just like its London counterpart), the name was a natural fit.

3. History of Shipbuilding – In the 19th century, Greenwich was known for its shipbuilding and maritime industries, and remnants of this heritage can still be found around the foreshore.

4. Green Spaces Everywhere – True to its name, Greenwich is filled with leafy streets and reserves, including Gore Creek Reserve and Manns Point Park, which offer scenic walks and picnic spots right on the water.

5. The population of Greenwich is 5,469, and the average age is 42 years.
