Sydney Real Estate Auction Results – November 11th, 2017

Sydney property had another subdued day at auction on Saturday 11th November with 867 properties listed for auction and only 389 of them being reported as sold. The auction clearance rate was the equal lowest for the year at 65% and it is yet to drop through this level.
For the second week in a row, the highest priced sale was in Sydney’s Eastern Suburbs. 39 Yanko Ave, Bronte, a 5 bedroom house sold prior to auction for $6.275m. The next highest priced sale was 5-7 Ellen St Ryde (pictured above), which had two houses on a 1,974 sqm block and sold prior to auction for $5.2m.
Randwick had another strong week of sales, particularly with apartment sales with 4 x 2 bedroom apartments selling ranging in price from $890k – $1.15m. This is good buying for both home owners and investors, particularly with the nearby light rail nearing completion. Neutral Bay and the Lower North Shore continued to record strong sales with 5 of 5 properties selling in Neutral Bay and 4 of 5 properties selling in Mosman.
Interestingly, sales on the mid North-Shore have slowed. As recently as a month ago, Chatswood and Roseville were still hot suburbs due to their proximity to the multi-cultural Chatswood shopping center and the train line however interest has definitely cooled and only 2 of 4 properties sold in Chatswood this week and of the 5 properties listed for sale in Roseville, only 1 of them sold after auction and the rest were withdrawn or passed in.
