Neutral Bay, Pymble and Woollahra each represent distinctly different segments of Sydney’s residential property market, but all three share strong owner-occupier demand, desirable locations and tightly held housing stock.

Neutral Bay combines Lower North Shore lifestyle with close proximity to the CBD, making it particularly appealing to professionals, downsizers and families. Its diverse housing stock ranges from freestanding and character homes to established apartment buildings and newer developments. Its village amenity, harbour proximity and transport connections continue to underpin demand, particularly for well-positioned properties.

Pymble is a quintessential Upper North Shore family suburb, characterised by large blocks, established gardens, leafy streets and a mix of Federation, inter-war and contemporary homes. Schools, space and connectivity remain key drivers of demand, while its larger blocks continue to attract buyers looking for long-term family homes and land value.

Woollahra sits firmly within Sydney’s prestige market, with heritage homes, terraces, cottages and boutique apartments creating a diverse market within a tightly held suburb. Its proximity to the CBD, Centennial Park and village amenity remains a major drawcard. The suburb is also entering a period of potential change, with plans for a new Woollahra railway station and proposed rezoning around Woollahra and Edgecliff potentially bringing significant additional housing to the area.

Across all three suburbs, the headline market performance only tells part of the story. Property position, land, outlook, quality and future potential can create significant differences in value, making careful property selection increasingly important.

Only 8.2% of Neutral Bay’s dwellings are freestanding houses, making them a relatively scarce part of the suburb’s housing market. With 37 homes sold over the past 12 months, there is enough activity to provide a useful picture of the market, although individual sales can still have a significant influence given the limited supply.

Neutral Bay house values have softened quite considerably over the past year by -14.7%, despite increased listings. The low rental vacancy rate highlights continued demand for houses in the suburb, with scarcity likely to remain an important factor supporting the market over the longer term.

Neutral Bay recorded 232 unit sales over the past 12 months. With more than 80% of dwellings classified as apartments, it is unsurprising that units dominate the suburb’s transactions. This proportion is likely to increase further as new housing policy allows greater density in parts of the suburb.

Over the past year, the median unit price has declined by 9.2%, a more moderate decline than the housing market. Rental values, however, have increased by 4%, supporting improved gross rental yields as rents have risen and values have softened.

Pymble recorded 129 house sales over the past 12 months, with the standout sale being 7 Graham Avenue, which sold for $15.9 million in May 2026, setting a new suburb record.

Over the past year, Pymble house values have declined by 9.6%, while new listings have increased by 6.1%. The suburb is also being affected by the LMR policy, creating both opportunities and uncertainty as owners and buyers consider the potential of larger residential blocks and the implications of increased density.

Pymble recorded 72 unit sales over the past 12 months, with 2/52 Pentecost Avenue achieving the suburb’s highest unit sale during this period. The unit market remains considerably smaller than the house market, with apartments making up a much smaller proportion of Pymble’s overall housing stock.

Woollahra recorded 83 house sales over the past 12 months, including the suburb’s standout sale at 9 Wallaroy Road, which sold for $26.35 million in November 2025. With its tightly held prestige housing market, sales can vary considerably in quality, location and price, making individual transactions particularly interesting.

Over the past year, Woollahra’s house values have declined by 12.4%. Rental yields remain relatively low at 1.84%, reflecting the premium values attached to property in this highly sought-after Eastern Suburbs location. The rental vacancy rate of 4.4% also indicates a more balanced rental market than some neighbouring suburbs.

 

Woollahra recorded 113 unit sales over the past 12 months. Units and apartments account for 49.3% of the suburb’s dwellings, with semi-detached, terrace and townhouse properties making up a further 32%, creating a diverse medium-density market.

Unit values have declined by 17.8% over the past year, while rental values have increased by 10.6%. The combination of lower values and stronger rents has lifted the gross rental yield to 3.14%.

Woollahra is also entering a period of significant change, with LMR rezoning and the proposed Woollahra railway station potentially reshaping parts of the suburb. The scale and timing of these changes are creating some uncertainty for the market, while also presenting potential opportunities.
