Crows Nest + St Ives + Paddington Report Cards

Our latest property spotlight turns to Crows Nest on Sydney’s Lower North Shore, Paddington in the Eastern Suburbs, and St Ives on the Upper North Shore.

Crows Nest is buzzing with renewed interest thanks to the Crows Nest Metro Station, which offers direct city access and elevates the suburb’s already strong appeal. Known for its vibrant village feel, walkability, and diverse dining scene, Crows Nest attracts professionals, downsizers, and young families. Demand is especially high for low-maintenance terraces and apartments within walking distance to Willoughby Road and the new transport hub.

Further north, St Ives continues to attract families looking for more space, top schools, and a strong community atmosphere. With its large blocks, leafy surrounds, and quality homes, it’s a consistent performer on the Upper North Shore. Demand is particularly strong for well-presented homes near St Ives Village and city express bus routes. With both public and private schools nearby, St Ives remains a top choice for upgraders and families relocating from more compact suburbs.

Over in the East, Paddington remains a highly sought-after location, loved for its historic terrace-lined streets, boutique shopping, and easy access to the CBD and Centennial Park. The suburb’s enduring appeal lies in its blend of character homes and modern updates, and competition remains fierce for renovated terraces with parking. Investors and young professionals are also active in the boutique apartment market, keeping stock levels tight and prices buoyant.

We explore how these suburbs have performed over the past 12 months, plus the top home and unit sales for June 2025.
