Off-market activity is surging across our key suburbs as sellers quietly test market conditions while buyers remain increasingly price-conscious. This trend is creating unique opportunities for those positioned to act quickly.
The introduction of zoning changes like the Low-Medium Rise (LMR) policy has sparked significant interest in mega-lot acquisitions and housing amalgamations. Neighbouring property owners are actively assembling development sites, while homes on the periphery of LMR zones are being discreetly brought to market ahead of any formal listings. As experienced buyers agents, we’re seeing these opportunities emerge well before they reach traditional sales channels.
