2022 was a tumultuous year in the Sydney property market. It was also a tale of two property markets — 1) the luxury property sector and 2) the rest of the property market. The year started well, before the impact of multiple interest rate rises dampened consumer confidence (excluding luxury property buyers) mid-way through the year. 

The luxury property sector of the market soared to new highs with two massive sales in December 2022 –  an off-the-plan sub penthouse at One Circular Quay for ~$70m and a home in Vaucluse for $62.75m.

Australia’s Most Expensive Suburbs By Sales in 2022*

Sydney suburbs are disproportionately represented in the most expensive homes and unit sales in 2022. Interestingly, Point Piper was not listed on 2022’s most expensive home sales list most likely because there were no luxury property sales. Properties here very infrequently change hands as it is a very tightly held enclave and highly sought after. Point Piper is widely regarded as the most expensive suburb in Australia.

Vaucluse is another Eastern Suburbs blue-chip suburb characterised by luxury property sales. It bucked the downward property trend that affected some other suburbs and experienced a massive 20% house price growth.

Five Most Expensive Suburbs For Home Sales Across Australia

Sydney’s Eastern Suburbs is home to four of the top five most expensive suburbs to buy a home across Australian capital cities. Toorak is Victoria’s most expensive suburb and the only non-Sydney suburb to make the list.

Sydney has the five most expensive suburbs to buy a unit across Australian capital cities. Two are located in the Eastern Suburbs, two on the Lower North Shore and one in the Sydney CBD.
