Sydney’s property market shows steady strength across premium suburbs, with Northbridge, Turramurra, and Coogee each driven by distinct buyer preferences.
On the Lower North Shore, Northbridge remains highly sought-after, with the median house price reaching approximately $5.1 million—close to its January 2022 peak of $5.16 million. Tightly held waterfront properties command strong demand, particularly north-facing homes with boating facilities, which rarely come to market and secure premium prices when they do. South-facing waterfront homes transact more frequently, though the recent sale of 25 Dorset Road—a substantial property with boating facilities—achieved a premium price rivalling those on Minimbah Road and Coolawin Road.
On the Upper North Shore, Turramurra has seen renewed interest following Low and Mid-Rise (LMR) zoning changes. While traditionally favoured by families for its leafy charm and proximity to top schools, the suburb now attracts small developers and investors exploring duplex and townhouse projects.
In the Eastern Suburbs, demand in Coogee has strengthened following changes to the First Home Buyer Guarantee program, opening the door to more young buyers in this competitive coastal market.
