26 May Cremorne + Killara + Bellevue Hill Property Report Cards
Cremorne, Killara and Bellevue Hill each represent highly regarded pockets of Sydney’s residential market, underpinned by scarcity, lifestyle appeal and resilient long-term demand. Cremorne continues to attract professionals, downsizers and families seeking Lower North Shore convenience, harbour-side amenity and proximity to the CBD, with its balanced mix of houses and apartments supporting consistent buyer activity.
Killara remains one of the Upper North Shore’s most tightly held family markets, prized for its leafy streets, prestigious schooling catchments and strong transport connectivity, with high household incomes and limited quality stock continuing to underpin values.
Meanwhile, Bellevue Hill stands firmly within Sydney’s elite prestige market, where tightly held homes, blue-chip positioning and enduring demand from high-net-worth buyers sustain strong competition, particularly for premium homes with privacy, views and architectural significance. Across all three suburbs, constrained supply, lifestyle-driven demand and Sydney’s ongoing housing undersupply continue to support long-term confidence despite broader market recalibration.
Below, we explore how these suburbs have performed over the past 12 months, plus the top home and unit sales for April 2026.
